Architectural Guidelines

When designing your house plans, please keep in mind the following architectural requirements. Prior to beginning construction, your plans, including a site plan, must be reviewed and approved by the Architectural Committee (ACC).
The first step in the design review process will consist of an informal sketch review with the builder and architect, during which we will discuss the general concept of the plan including the orientation of the house and the garage on the lot, and together agree on any necessary changes.
The next step is the submittal, review, approval of the plans, and site plan, along with all exterior material and color selections. If these are not known at the time of plans submittal, they must be submitted for review and approval prior to their installation or application.
The next step in the design review process is the submittal, review, and approval of the landscape plan. This step must be completed prior to the installation of the driveway.
Please adhere strictly to these guidelines and approved plans. The Homeowners Association may impose substantial fines against anyone who starts construction prior to plans approval or who does not build in accordance with the approved plans.
General Guidelines
1. House Size: The minimum required heated and finished area is 2,500 square feet, and a ten (10%) variance shall be allowed upon approval by the ACC.
2. Garages: Garages shall face the side or rear, and shall not face the street, unless otherwise approved by the ACC.
3. Ceiling Height: Minimum nine foot (9) ceiling height on the ground floor and eight foot (8) on upper levels.
4. Floor Height: A minimum of at least twenty inches (20) clearance must be provided between the finished floor elevation and finished grade at the front door of the house.
5. House Exterior: The house exterior must be all brick unless otherwise approved by the ACC.
- Siding shall only be allowed for use on dormers using approved materials of cedar, rough saw vinyl, or hardy plank.
6. Roofing: All roofs must meet or exceed dimensional, 25 year-year shingles, and must be of slate blend, weathered wood, weathered gray, oxford gray, estate gray, or shadow gray color, unless otherwise approved in writing the ACC.
7. Windows and Doors: All windows must have wood frames (vinyl clad windows are acceptable) or be of solid vinyl to simulate wood frames. The color of the window frames must match the exterior trim color. In addition, brick mold is required. Exterior doors which are visible from the street must be of an approved design and color.
8. Colors: Roof, brick, mortar, siding, stucco, and paint color selections must be submitted and approved prior to installation or application.
9. Columns: Columns must be wood, stone, or cast concrete or similar material with a smooth finish. Whether round or square, columns must be properly proportioned with regard to height, width, and cap and base dimensions. If round the column must have the proper taper associated with classical proportions. Conventions of classical proportions also dictate that the top of the column shaft must align with the finished face of the beam above.
10. Railings: Railings must be well-proportioned, have square or turned balusters and shall be made of wood, pre-cast stone, or an approved synthetic material. Iron railings and combination masonry and iron railings are also acceptable, as approved by the ACC. Specific information on desired railings should be submitted to the ACC for approval along with the construction drawings.
11. Shutters: shutters shall be paneled, plank (French), made of cedar, and shall be operable or appear to be operable, with the appropriate hardware. All shutters must be hinged and have properly positioned shutter dogs.
12. Chimneys: Chimneys must be brick or stucco veneer of an approved color. No stucco board or siding is allowed in chimneys.
13. Flashing: All flashing must be copper or painted to match the adjacent material (roof, trim, or stucco).
14. Concrete: All driveways and other flatwork must be of 4,000psi concrete with exposed pea gravel or limestone aggregate, or brick. Any stained concrete or other paving material must be approved by the ACC.
15. Mailboxes: Each house shall have a decorative wrought iron mailbox noted on Exhibit A attached hereto and incorporated by reference herein as if set forth verbatim.
16. Landscaping: Solid sod all yards (front, side, and rear). At least two hardwood trees (four on corner lots) of a minimum three inch caliper must be planted in the front hard of each house. No landscape credits shall be given to home buyers for them to landscape their own yards. Approved landscaping must be completed by the builder by the earlier of: a) two weeks after completion of the house, or b) occupancy of the house. All equipment such as A/C compressors, utility meters and transformers, pool equipment must be screened from view from the streets and common open space.
17. Utilities: All utility connections including electric, telephone, and cable television must be underground.
18. Satellite Dishes: No satellite dishes in excess of 18 inches in diameter are allowed. All satellite dishes must be screened from view and from the streets, the common open space and other residents, and must be approved in writing by the ACC prior to installation.
The above is not a complete list of architectural requirements, covenants, or restrictions. Please refer to the Declaration of Covenants, Conditions and Restrictions and the latest, recorded Final Plan for Fairway Estates for additional requirements.
These Architectural Guidelines are subject to change without notice. Prior to their use/reference, please make sure that you obtain the latest version.
In the event that any of the above listed Architectural Guidelines are in conflict with the aforementioned Declaration, then the Declaration shall dictate and control.
